Almond Tree Villa was designed for Adult couples only. For safety reasons, No Children are permitted on the property.
Almond Tree Villa is a smoke free villa, No Smoking (Indoor or outdoor) is permitted. There is a significant recovery fee for guests who do not comply in order to cover the extensive cost of restoring the villa to a smoke-free condition.

Cancellation Policy / Terms and Conditions
Rental is for a maximum of 2 persons, no additional people are permitted to occupy the accommodation without advance approval by owners. Cancellation Refunds: A refund will be provided if the reservation is cancelled in writing at least 90 days prior to Guest arrival date and acknowledged by owners, minus $200.00 administrative fee. No refund if cancelled less than 90 days prior to Guest arrival date. No refunds for Christmas / New Year’s reservations. Non-refundable deposits are applicable to a future stay within one year of cancellation. Guest is strongly urged to obtain insurance for protection against certain risks associated with travel, including but not limited to Guest’s inability to make the trip contemplated by this agreement…

Responsibility: all representations and information relative to the accommodation and its website, including but not limited to photos, furnishings, facilities, amenities, surroundings, or construction, whether such representations are printed, written, oral or pictorial are furnished in good faith and following a diligent effort to be accurate. Neither owners, their employees or agents have any obligation or liability if any such representations or information is found to be or considered erroneous or inaccurate by Guest or a member of Guest’s party. Owners are not responsible for any expense, loss or injury suffered by Guest or a member of Guest’s party as a result of any factor which is outside of the control of owners, such factors may include but are not limited to global pandemic, regional epidemic, theft, illness, accidental injury or death, labor shortages or strikes, weather conditions, war, natural disasters, acts of God or any problem involving the delivery of water, electric or plumbing services to the accommodation. Under no circumstances shall owners be responsible or liable for the actions of any servant or person providing services at the accommodation or for any services or arrangements made by a third-party provider, regardless of whether the services of such servant or other person are included in the rental. Owners reserve the right to cancel this agreement with no further notification to Guest if deposit(s)/payments are not paid by Guest under the terms of this agreement
Occupancy: Guests may enter the accommodation after 4pm on the initial date of the rental and must vacate by 11am on the final day of the rental. During the rental period (a) the accommodation shall not be occupied or used for sleeping at any time by more persons listed herein, (b) Guests shall occupy the accommodation in a lawful and peaceful manner and shall be responsible for any loss or damage to the accommodation or any item of property in or on the grounds of the accommodation. The breach by Guest of any of these conditions may result in the termination of Guest’s rental without any refund.
Confirmation of rental: Guest’s reservation is subject to confirmation by owners following their receipt of this agreement and full payment.
Currency: United States Dollars.
Insurance and indemnification: in addition to trip cancellation insurance referred to elsewhere, Guest is advised to obtain liability insurance coverage for all persons in Guest’s party and for their property. Guest and their successors will indemnify and hold harmless owners, their predecessors and successors in interest, heirs, assigns and past, present and future principals, agents, beneficiaries, successors, devisees, attorneys, officers and directors from and against any and all manner of past, present and future actions, claims, causes of action, suits, proceedings, debts, duties, accounts, bonds, covenants, contracts, commissions, warranties, deposits, claims, demands, damages, sums and sums of money, promises, grievances, executions, judgments liabilities or losses to persons such factors may include but are not limited to theft, illness, accidental injury or death or losses to property whatsoever, both in law and in equity, whether implied or express which Guest or their successors may have had or at any time hereinafter may have against owners and their principals, agents, beneficiaries, successors, devisees, attorneys, suffered by Guest and Guest’s party in or on or around the accommodation, or arising in connection with any travel to or from said accommodation.

Lobster, too, along with burgers, wings and ribs. It’s a toes-in-the-sand dining experience, with the lovely “Ren” as your hostess, and “Mutt” tending bar. This spot also serves a good mix of expats, tourists and locals – not to be missed!

The best beach bar in the Caribbean. Need we say more! The pasta salad and cole slaw are Gwen’s specialties, not to be missed. Grilled chicken, ribs and fresh whole snapper in addition to burgers and salads round out the menu. Gwen’s Rum Punch is the best – “1 punch, 2 punch, 3 punch, floor”! (Plus, she has the cutest bathrooms in the Caribbean. Just sayin’.) Sunday afternoons feature The Scratch Band – scratchin’ local music along with Reggae standards. The deck always jams with dancing and partying. THE place to be for “Sunday Funday”! It’s where you can’t mis the chance to dance! Scilly Cay Island Harbor 497 5123 www.scillycay.com Private island for a day – a must – open on Wednesdays and Sundays. Stand at the end of the dock in Island Harbour and they will send the boat over for you. It’s best to make a reservation though, allowing them to adequately prepare.
Tropical Sunset Shoal Bay East 497-2076 (no website) Great seaside restaurant in the shade of the seagrape trees. Try the curried chicken or the coconut shrimp. Chairs and umbrellas available for a fee.
ROAD SIDE BBQ You’ll see road side BBQ’s all over the island – usually on Friday & Saturday evenings. Some may be in people’s yards, some may be on “the strip” in the center of town, The Valley, some along the road. Stop and order and take back to The Crow’s Nest at the villa to enjoy. You won’t regret it! The closest one to Almond Tree belongs to “Paper” Vanterpool in East End, on the way to Island Harbour, across from the salt pond, just before Colville Petty’s Anguilla Heritage Museum.

Getting to Anguilla
AIRLINES
We recommend flying directly into Anguilla via American Airlines from Miami. You can also fly into St. Maarten and take a short flight over from St. Maarten via Anguilla Air Services (anguillaairservices.com, 264-498-5922). Flight service to Anguilla’s Clayton J. Lloyd International Airport is available thru San Juan, PR and St. Thomas on varying regional airlines. The service changes frequently and with the season, so we don’t note them here.
Public Ferry Service from Marigot, St. Martin (French Side)
Taxi service from Princess Julianna Airport on the Dutch Side of St. Maarten to the Anguilla public ferries at the Marigot Ferry Dock (French Side) is as easy as stepping outside the airport door. Taxi fee to Marigot is $20 to $30US (some fees apply for extra luggage). Taxi travel time is about 20 minutes, depending on traffic. The taxi ride offers some beautiful views of both the Dutch and French sides.
Upon arriving at the ferry terminal in Marigot you will need to register for the ferry. You will need to present your passport to the ferry office and pay a departure tax of $5.00US (cash) per person. You will be given a boarding pass.
- Ferries depart approx. every 45 minutes from Marigot for the approximate 20 minute ride – You are on island time now!
- Ferry cost to Anguilla is $30.00US (cash) per person, usually collected during the trip.
- Upon arriving in Anguilla you will need to clear Immigration and Customs.
Ferry Service directly from the Airport
Several small shuttle boats provide ferry service, directly across the street from the Princess Julianna Airport, at the Anguilla/St. Maarten Ferry Terminal, to Anguilla. You can reserve a shared, scheduled shuttle, or arrange for a private shuttle at your desired time for your party only.
