Almond Tree Villa is a smoke free villa, No Smoking (Indoor or outdoor) is permitted. There is a significant recovery fee for guests who do not comply in order to cover the extensive cost of restoring the villa to a smoke-free condition.

Cancellation Policy / Terms and Conditions
Rental is for a maximum of 2 persons, no additional people are permitted to occupy the accommodation without advance approval by owners. Cancellation Refunds: A refund will be provided if the reservation is cancelled in writing at least 90 days prior to Guest arrival date and acknowledged by owners, minus $200.00 administrative fee. No refund if cancelled less than 90 days prior to Guest arrival date. No refunds for Christmas / New Year’s reservations. Non-refundable deposits are applicable to a future stay within one year of cancellation. Guest is strongly urged to obtain insurance for protection against certain risks associated with travel, including but not limited to Guest’s inability to make the trip contemplated by this agreement…

Occupancy: Guests may enter the accommodation after 4pm on the initial date of the rental and must vacate by 11am on the final day of the rental.  During the rental period (a) the accommodation shall not be occupied or used for sleeping at any time by more persons listed herein, (b) Guests shall occupy the accommodation in a lawful and peaceful manner and shall be responsible for any loss or damage to the accommodation or any item of property in or on the grounds of the accommodation.  The breach by Guest of any of these conditions may result in the termination of Guest’s rental without any refund.
Confirmation of rental: Guest’s reservation is subject to confirmation by owners following their receipt of this agreement and full payment.
Currency: United States Dollars.

Unique in many ways.  Attend Sunday afternoon “Sunday School” and enjoy the music of Bankie and visiting artists.

Elodia’s Shoal Bay East 497-1257, 497-3363. Airy beach bar on the easternmost side of Shoal Bay East, just before “the point”.  Chairs and umbrellas available for a fee.  A good place to start your Shoal Bay Rum Punch Stroll!

Everette’s Pelican Bar Island Harbour, on the beach.   Close to Almond Tree Villa Open every day except Monday.  Be sure to try Everette’s rum punch – it’s a good one! His drinks, come with a healthy pour 😊.  Good mix of expats, tourists and locals. THE spot to be for “sundowners” on Sunday late afternoon!  Friendly spot!

Falcon Nest Bar & Restaurant Island Harbour, on the beach. 772-1172   Close to Almond Tree Villa Call for hours.  Fresh fish – grilled or fried wahoo, mahi & snapper.  Lobster, too, along with burgers, wings and ribs. It’s a toes-in-the-sand dining experience, with the lovely “Ren” as your hostess, and “Mutt” tending bar.  This spot also serves a good mix of expats, tourists and locals – not to be missed!

Gwen’s Reggae Grill Shoal Bay East, 583-2120
The best beach bar in the Caribbean. Need we say more!  The pasta salad and cole slaw are Gwen’s specialties, not to be missed.  Grilled chicken, ribs and fresh whole snapper in addition to burgers and salads round out the menu.  Gwen’s Rum Punch is the best – “1 punch, 2 punch, 3 punch, floor”!  (Plus, she has the cutest bathrooms in the Caribbean.  Just sayin’.)  Sunday afternoons feature The Scratch Band – scratchin’ local music along with Reggae standards.  The deck always jams with dancing and partying.  THE place to be for “Sunday Funday”!  It’s where you can’t mis the chance to dance! Nice shaded deck, picnic tables with umbrellas, hammocks, lounges & umbrellas for chillin’.

Johnno’s Beach Stop Sandy Ground 497-2728 (no website) Long-time Sandy Ground beach bar and entertainment destination, especially for Sunday jazz. Serves the classic local steamed fish (snapper) and fungi (fun-gee), a delectable cornmeal dish.

Madeariman  Shoal Bay East 497-5750 Beach bar with a continental, French flavor.  Lunch and dinner. Nice wines, friendly staff.

Olas Tacos Bar & Grill Shoal Bay East 772-6948 Authentic tacos and other Mexican delights as well as burgers and dogs!  The homemade guac and other dipping sauces are amazing. Eulandy creates unforgettable cocktails individually and from the heart!  Love the frozen mojito!  Limited chairs and umbrellas. A great scene on Shoal Bay East!

Palm Grove Junks Hole Beach 235-6528 Nat’s Place for lunch, crayfish, great Johnny Cakes. Snorkel here too!

Scilly Cay Island Harbor 497 5123 www.scillycay.com Private island for a day – a must – open on Wednesdays and Sundays. Stand at the end of the dock in Island Harbour and they will send the boat over for you.  It’s best to make a reservation though, allowing them to adequately prepare.

Tropical Sunset Shoal Bay East 497-2076 (no website) Great seaside restaurant in the shade of the seagrape trees.  Try the curried chicken or the coconut shrimp.  Chairs and umbrellas available for a fee.

ROAD SIDE BBQ You’ll see road side BBQ’s all over the island – usually on Friday & Saturday evenings.  Some may be in people’s yards, some may be on “the strip” in the center of town, The Valley, some along the road.  Stop and order and take back to The Crow’s Nest at the villa to enjoy.  You won’t regret it!  The closest one to Almond Tree belongs to “Paper” Vanterpool in East End, on the way to Island Harbour, across from the salt pond, just before Colville Petty’s Anguilla Heritage Museum.

Getting to Anguilla

AIRLINES

We recommend flying directly into Anguilla via American Airlines from Miami. You can also fly into St. Maarten and take a short flight over from St. Maarten via Anguilla Air Services (anguillaairservices.com, 264-498-5922).  Flight service to Anguilla’s Clayton J. Lloyd International Airport is available thru San Juan, PR and St. Thomas on varying regional airlines.  The service changes frequently and with the season, so we don’t note them here.

Public Ferry Service from Marigot, St. Martin (French Side) 
Taxi service from Princess Julianna Airport on the Dutch Side of St. Maarten to the Anguilla public ferries at the Marigot Ferry Dock (French Side) is as easy as stepping outside the airport door. Taxi fee to Marigot is $20 to $30US (some fees apply for extra luggage). Taxi travel time is about 20 minutes, depending on traffic. The taxi ride offers some beautiful views of both the Dutch and French sides.
Upon arriving at the ferry terminal in Marigot you will need to register for the ferry. You will need to present your passport to the ferry office and pay a departure tax of $5.00US (cash) per person. You will be given a boarding pass.

  • Ferries depart approx. every 45 minutes from Marigot for the approximate 20 minute ride – You are on island time now!
  • Ferry cost to Anguilla is $30.00US (cash) per person, usually collected during the trip.
  • Upon arriving in Anguilla you will need to clear Immigration and Customs.

Ferry Service directly from the Airport
Several small shuttle boats provide ferry service, directly across the street from the Princess Julianna Airport, at the Anguilla/St. Maarten Ferry Terminal, to Anguilla.  You can reserve a shared, scheduled shuttle, or arrange for a private shuttle at your desired time for your party only.

A Perfect Place!

Almond Tree Villa is a fantastic private house in Anguilla. So comfortable and clean. The owners have thought of everything. Beach chairs, snorkel gear, beach bags to name a few. The second floor open air dining area overlooking the beautiful pool is spectacular at sunset. A perfect place to enjoy a rum drink before dinner.

What a Treat!

Just returned from 2 amazing weeks at Almond Tree Villa, what a treat!! This private Villa with Concierge service provides pretty much anything you could need or want. Comfortable high end furnishings, fully equipped updated kitchen and housekeeping with laundry service. Beautiful outdoor area with pool,loungers, shower, grill and a Crows nest for dining and sunset cocktails with stunning views of St Martin. Everything you need for the beach is provided. A beautiful, relaxing and comfortable stay and we can’t wait for our return visit in 2024! You will not be disappointed – A perfect spot in Paradise!!

A Great Escape

Owners have thought of everything. Car rental was convenient, villa was clean and updated, great colors and very comfortable. Pool was a pleasure and views were great. It is on the quieter end of the island which is what we wanted. Everything came through as advertised and even included a nice personal touch with a welcome gift. We had a great week!

Absolutely perfect stay in Anguilla

We have been to Anguilla seven times, and we have always stayed in a hotel. This year, we decided to try renting a villa, and wow did we find the right place. Almond Tree Villa is our new home for all of our stays in Anguilla from now on!

Great Stay!

The Almond Tree Villa is a beautiful property in a great location on Anguilla. My husband and I had a great time, and the house was equipped with everything we could possibly need including towels, beach chairs, snorkel gear, ice chests and much more. Thank you for making our stay great!

Almond Tree Villa

Upon arrival we were greeted at the airport by Steven who took us to get our rental car and then to the Villa. He carefully showed us all the amenities and gave us instructions on how to operate everything. Steven was very helpful and made us immediately feel comfortable. Overall the space was spacious and immaculate and inviting to come home to. We had a wonderful stay on the island enjoying some really great restaurants, bars, sunsets and of course many beautiful beaches.

Almond Tree Villa is a real gem!

My husband and I had a fantastic week on Anguilla, due in large part to the accommodations at Almond Tree. The owners have literally thought of everything that one could need. The furnishings are nice (and comfortable), the internet connection and t.v service reliable, the view superb, and the attentiveness of the property manager and housekeeper top notch. It was great to get restaurant and activity recommendations from the owners before we arrived – it made the vacation seem longer because of the anticipation of good things to come! We can’t wait to go back!

Exactly right

The villa was lovely and extremely well equipped. Loved the quiet location and fabulous view. Was impossible to tear oneself away from the pool. Sue and Joe ( villa owners) were there and they were very kind and helpful. We stayed for 15 nights and then went to a resort for 5 nights. Almond Tree Villa just as advertised

Almond Tree was a lovely place to stay. There is plenty of room for 4 plus people but it has only one bedroom. With so much space it seems a shame that there are not more bedrooms…..especially the outdoor space! Jeanette (the cleaning lady) came every second day which really makes a difference in a warm climate. Virtually bug-less! The pool man was there regularly which was also great. A loose handle on the sink or when a plastic handle on the fridge broke the repairman was there the next day. For a quiet and relaxing time this is a great location. Thank you Sue and Joseph! Sorry we missed meeting you.

Spent six nights here and can’t wait to come back. Home is so enjoyable with breathtaking views of St. Martin and the ocean from the spectacular patio to the crows nest upstairs. Enjoyed swimming in the pool each night after exploring the island during the day. Loved the purple and blue lighting in it. And always felt safe while spending the first part of my vacation alone. The team at Almond Tree Villa were very organized and helpful.

Paradise in Anguilla

From the time of booking until when we left could not have enough positive things to say about the Almond Tree Villa. Received detailed instructions long before arrival and Sue made every arrangement possible so that all we had to do was get there. Responded immediately to any question and even people on the island knew who they were by the Villa name. Had every amenity you could want and a Housekeeper that came every other day during our 8 days and even did our laundry. It is definitely on the quieter east end but nothing is far in Anguilla. We actually enjoyed going to the more “touristy” areas and then being able to have more peacefulness when we chose. e. Even better than the pictures!!

Perfect!

Everything about Almond Tree was amazing! the views, the comfort and the cleanliness. It would take too long to write about my amazing trip and our stay at Almond Tree but I will say I left with tears in my eyes. I highly recommend the Villa but do yourself a favor and try to stay for at least 2 or 3 weeks. Just beautiful!

Thoughtful amenities

Almond Tree Villa is everything and more than we expected. The setting and privacy were great. Doing work and reading every morning and cocktails in the evening in the Crow’s Nest are relaxing beyond compare. In the villa, your attention to every detail is appreciated, there was never anything we needed that wasn’t made available – we only had to worry about wine and food! We appreciate your invitation for drinks and spending time that evening, as well as the drinks and priority service at Gwen’s that you made happen. Jeannette and Stephen were both amazing and appreciated! We also appreciate all that you did throughout our stay – tips on where to go and just making sure our stay was perfect and that our privacy was maintained.

A REAL GEM!

This is definitely a gem in the Anguillan paradise! Such a beautiful villa with everything you could need…or want…for your vacation. The owners have not missed a beat! Loved the outdoor shower, just lounging by the pool, spending time/taking in the views from the Crow’s Nest. Ahhhh SO relaxing! At times, opted for music from the Bose sound system, put you in the “island mood”. Just had to try a few rum punches on the island, while exploring what the island has to offer. Such wonderful food & drink choices. Try Gwen’s Reggae Grill, Elvis Beach Bar. But definitely come back to Almond Tree to just soak it all in! Definite 5 stars, and hopeful for a return to this slice of paradise.

Just Wonderful!


From the time you arrive until you depart- You want for nothing. Management has thought of everything. Beautiful floor plan inside and out. Topping it off is a Crows Nest looking out to St Maarten and Blue Caribbean Ocean. Everything you need for the beach is provided- Towels, Roady cups, cooler, ice packs, beach bag, chairs and umbrella. All you need to bring is a bathing suit, flops and T-shirt. I can’t say enough of the Almond Tree Villa. Looking forward to our next visit early 2024.

A Great Escape

Owners have thought of everything. Car rental was convenient, villa was clean and updated, great colors and very comfortable. Pool was a pleasure and views were great. It is on the quieter end of the island which is what we wanted. Everything came through as advertised and even included a nice personal touch with a welcome gift. We had a great week!

Absolutely perfect stay in Anguilla

We have been to Anguilla seven times, and we have always stayed in a hotel. This year, we decided to try renting a villa, and wow did we find the right place. Almond Tree Villa is our new home for all of our stays in Anguilla from now on!

Great Stay!

The Almond Tree Villa is a beautiful property in a great location on Anguilla. My husband and I had a great time, and the house was equipped with everything we could possibly need including towels, beach chairs, snorkel gear, ice chests and much more. Thank you for making our stay great!

Almond Tree Villa

Upon arrival we were greeted at the airport by Steven who took us to get our rental car and then to the Villa. He carefully showed us all the amenities and gave us instructions on how to operate everything. Steven was very helpful and made us immediately feel comfortable. Overall the space was spacious and immaculate and inviting to come home to. We had a wonderful stay on the island enjoying some really great restaurants, bars, sunsets and of course many beautiful beaches.
